The Central Region offers one of the lowest land-acquisition friction indexes along Ghana's coastal belt, proximity to the Tema port corridor for modular component delivery, and a demonstrable housing deficit anchored in a settled, non-speculative community. The land tenure patterns here — communal holdings transitioning to leasehold — are precisely the conditions under which community-first development can proceed without displacement.

Community-first design at Asebu means the unit specifications derive from household surveys, not developer assumption. Bedroom counts reflect multi-generational occupancy patterns documented in the Central Region; kitchen configurations account for both indoor and outdoor cooking practices; orientation follows prevailing wind lines rather than plot subdivision geometry. The result is a unit built in a factory and designed by the community it will house.
